(a)  Ani has owned two terraced houses, numbers 2 and 4 Maypole Close, since the late 1990s. He lives in number 2 and since 1999 has let out number 4 to Pip. Number 4 was converted into a small dental practice, and Pip had Ani's permission to display a sign on the garden wall of number 2 advertising the business. There is no parking at the dental practice, so Pip always told clients to park in the pub's car park next door. They did so without any complaints from the pub owners. In 2021 Ani sold the freehold of 4 Maypole Close to Pip. Shortly after the sale to Pip, Ani sold 2 Maypole Close to Robin. Robin has taken down Pip's sign, and the owners of the pub have erected a sign stating, 'parking for pub patrons only'.

Advise Pip as to whether he can insist on the reinstatement of his sign and whether he and his clients can continue to park in the pub car park.
